Hotel Information and PoliciesÂ
The Main Building, Mott House and Barn Apartments are located directly on the Spring House Hotel main property. The Inn at Spring House is located just a short distance from the main property. The Spring House in New Harbor is located approximately one mile away at 585 Beach Avenue. Please review your reservation to ensure you arrive at the proper location. Please note, the Spring House Hotel and the Barn Apartments can accommodate children. The Inn at Spring House and Spring House in New Harbor are adult only establishments (18+).
Arrival and Departure: The check in time for guest rooms is at 3:00pm, for rental units it is at 5:00pm. Upon arrival, please go to the Front Desk to register. Presentation of photo identification and a valid credit card is required at check-in; American Express, Discover, Mastercard, and Visa are accepted. An authorization hold of $100 per night will be placed on the credit card for incidentals. Incidentals may include but are not limited to extending your stay at the hotel, the Food and Beverage outlets, late check out fees, smoking fees, additional cleaning fees, damages to the guest room and/or hotel grounds, etc. Debit cards are not accepted for the authorization hold. The check out time for guest rooms is at 11:00am, for rental units it is at 10:00am. A minimum fee of $50 may be charged for any late checkouts. At the end of your stay and prior to departing, please visit the Front Desk to review your final invoice. Changes of credit cards can be made at this time. Should you not visit the Front Desk the credit card on file will be charged for any remaining balance.
Spa: The hotel is excited to announce a partnership with Sundance Massage and Wellness. Seasonal services will take place at the Spring House in New Harbor. To book an appointment please visit the spa website (www.sundanceri.com), ensure to select the Block Island location, or call the Front Desk for assistance. Failure to cancel or show for the service may result in a fee. Please review the Sundance Massage and Wellness website for the full policy details.
Dining: The main hotel offers several dining options. To see the hours of operation and seasonal availability please visit the hotel website (www.springhousehotel.com/dine). Personal food and beverages including alcohol are not allowed in the common areas of the hotel such as the veranda, front lawn, etc.
Private Events: The main hotel provides a beautiful setting for weddings and special events. To host these occasions, the hotel’s dining facilities may be closed. At such times, the Front Desk staff will be happy to suggest other available options on Block Island.
Entertainment / Music: Not only does the main hotel host private events regularly, the hotel also offers live music on the lawn and in the restaurant. The Front Desk can provide details on when live entertainment will be available. Entertainment and music for private and public events can go until 1:00AM.
Quiet Hours: As respect to the guests of the hotel, the quiet hours are nightly from 1:00AM to 6:00AM. Loud disturbance and loitering will not be tolerated within any of the common areas including but not limited to the lobby, private and shared decks and balconies, outdoor seating areas to include Adirondack chairs, dining tables, bar seats, couches, etc.
Smoking: The hotel accommodations and facilities are non-smoking. This includes but is not limited to, on guest room balconies, patios, and the veranda. Additional charges may be applied for any physical and/or smell evidence of smoking.
Pets: Generally, the hotel is unable to accommodate pets. Certain rental units may be able to accommodate pets and such details to include cleaning fees, will be outlined in the Rental Agreement. Should a pet be determined to be in a non-pet friendly unit the occupants will need to vacate the pet from the unit immediately and an additional cleaning fee will be applied to the final invoice. The foregoing does not apply to service animals, which are to be declared to the Front Desk at the time of check-in.
Storage: Bicycles, scooters, mopeds, surfboards, etc. are not authorized to be stored in the hotel hallways or guest rooms of the hotel. Storage is available at the designated outside areas. Beach chairs, toys, etc. are not authorized to be stored in the hotel hallways. The hotel is not liable for any lost, stolen or damaged items. Storage is at the risk of the owner.
Occupant Capacity: Each guest room has a maximum capacity. Additional mattresses will not be provided by the hotel. In addition, guests are prohibited from utilizing personal air mattresses and other forms of beds. Please note, some rooms come with a pull-out sofa bed.
Deposits and Payments: A nightly minimum of two-to-four-nightly stay may be required on the weekends and holiday time periods. Online bookings require 100% of the reservation’s room and tax to be charged at the time of booking. Phone bookings require 50% of the reservation’s room and tax to be charged at the time of booking with the exception of a one-night stay which requires a 100% of the reservation’s room and tax at the time of booking. Taxes are not included in the nightly rate and will be added to the invoice. Seaside Home and Seawinds Townhouse terms, conditions and deposits are due by the dates outlined in the Rental Agreement. Additional charges from the on-site Food and Beverage outlets, hotel accommodations, additional services and fees may be charged to the final guest folio. At the end of your stay, please visit the Front Desk to review your final invoice. Changes of credit cards can be made at this time. Should you not visit the Front Desk, the credit card on file will be charged for any remaining balance.
Gift Cards: Gift cards can be utilized at one of the hotel’s on-site restaurants and hotel rooms within the Main Building, Mott House, Barn Apartments, Inn at Spring House and Spring House in New Harbor. Gift cards cannot be used towards the nightly rate and taxes for the Seaside Rental Homes and Seawinds Rental Townhomes. When utilizing a complimentary one-night stay gift card, the voucher is valid for an overnight stay prior to Memorial Day Weekend and post Labor Day Weekend, excludes holidays and special events, is based on availability and standard room types. The one night stay gift card must be presented to the Front Desk at the time of check-in. There is a limit of one overnight stay per customer and a limit of two guests per room. Please call the hotel directly to review any questions regarding utilizing a gift card.
Cancellation Policy: There is a $50 cancellation fee for all reservations up to fourteen days prior to arrival. All cancellations made less than fourteen days prior to arrival will result in a forfeit of the deposit and any remaining room and tax owed, totaling the full amount of the reservation’s room and tax. The room and tax are non-refundable and non-transferable to new reservation dates. Cancellation of the Seaside Homes and Seawinds Townhomes are not permitted. All deposits are non-refundable and the booking is non-transferable to new reservation dates. Guests are encouraged to obtain travel insurance.

How old is the hotel? The main hotel was established in 1852, making it over 170 years old. The Inn at Spring House and Spring House in New Harbor are newer buildings.
When is the hotel open? The Inn at Spring House, Barn Apartments, Seaside Homes and Seawind Townhomes are available to be booked year-round. The Spring House Hotel Main Building, Mott House and the Spring House in New Harbor are seasonal locations open from mid May to mid October.
What time is check-in and check-out? Check in for guest rooms is at 3:00pm and for the rental units at 5:00pm. Check out for guest rooms is at 11:00am and for the rental units at 10:00am. A fee may be charged for any unauthorized late checkout.
Can I have an early check in? If available, the Front Desk would be happy to check you into your guest room early. Please understand, this is a request and we will try our best to accommodate, however, the request is never guaranteed.
Can I request a specific room number? If available, the Front Desk would be happy to book your reservation into a specific room number. Please understand, this is a request and we will try our best to accommodate, however, the request is never guaranteed.
Does the hotel have an elevator? The Spring House in New Harbor does offer an elevator. Unfortunately, the Spring House Hotel and Inn at Spring House do not offer elevator services.
Does the hotel have ADA accessible accommodations? The Inn at Spring House and the Spring House in New Harbor both have an ADA accessible guest room. These accommodations are outlined in the room types details.
Where can I use a Spring House gift card? Gift cards can be utilized at one of the hotel’s on-site restaurants and hotel rooms within the Main Building, Mott House, Barn Apartments, Inn at Spring House and Spring House in New Harbor. Gift cards cannot be used towards the nightly rate and taxes for the Seaside Rental Homes and Seawinds Rental Townhomes. In addition, gift cards cannot be used towards event billing.

Is there room service? The Inn at Spring House and Spring House in New Harbor offer complimentary room service for breakfast only. While in season, take out for lunch and dinner is available in the Spring House Hotel Main Building. Please note, restaurant hours and availability are subject to change based upon private events.
Are coffee makers in the rooms? Some buildings do offer in room coffee makers. While in season the Spring House Hotel main building has a Coffee Bar open daily from 7:00am to 11:00am (times subject to change). The Inn at Spring House and Spring House in New Harbor offer complimentary coffee and breakfast.
Are there refrigerators in the rooms? Guest rooms do not include a refrigerator. Refrigerators are available upon request. Please note, all requests are not guaranteed and are on a first come basis.
Is personal alcohol allowed? Personal food and beverages including alcohol are not allowed in the common areas of the hotel such as the veranda, front lawn, etc.
How many people are allowed to stay in the rooms? Room occupancy can vary. When booking, please review the occupancy guidelines per room type.

Is there a shuttle service? While in season, the hotel provides shuttle service every hour to the Spring House Hotel, Town Beach, and the Spring House in New Harbor. The shuttle does not stop at the ferry landings or other locations. Shuttle services are subject to change.
How far is the hotel from the ferry? The Old Harbor (Point Judith and New London ferry landings) are located in town, approximately 0.5 miles from the Spring House Hotel and Inn at Spring House and approximately 1 mile from the Spring House in New Harbor . The New Harbor (Montauack ferry landing) is located in New Harbor, approximately 2 miles from the Spring House Hotel and Inn at Spring House and approximately 1 mile from the Spring House in New Harbor. Please be advised the main property and the inn are located on top of a hill, meaning the walk does have an incline. There are taxis available at the ferry landings for your convenience.
